After the initial consultation, if you decide to move forward, we begin the onboarding process: a property inspection to document current condition, rental price confirmation, professional photography, and MLS/Zillow/Apartments.com listing syndication. Most properties are listed and ready to market within 5–10 business days of onboarding.
Our tenant placement process is thorough. Every applicant goes through a full credit report, national criminal background check, eviction history search, income verification (minimum 2.5x monthly rent), employment history checks, and prior landlord reference checks. We do not cut corners on screening because a bad tenant costs far more than a vacancy.
Once a tenant is placed, Dyad handles ongoing management under our standard 8% monthly fee. That includes rent collection and disbursement, maintenance coordination through our vetted contractor network, routine property inspections, lease enforcement, and monthly owner statements through the Buildium portal. Owners approve any maintenance above the pre-set threshold. You stay in control without having to manage day-to-day.
